Why Let ?

In today’s uncertain property market there can be many reasons why a property may be suitable for Letting.

It may be that you have purchased a property specifically for this purpose as an investment, perhaps you have inherited a property or need to dispose of an elderly relative’s previous home, or it may be that you need to move but are finding that your property will not realise it’s true value at the present time.

Whatever the reasons there cannot be a better option than letting, especially when in the hands of a professional and experienced Letting Agent.

Every letting is different and there is not substitute for experience when it comes to dealing with many and varied questions and situations that arise.

Alan Randle will undertake the letting of furnished or unfurnished properties on either a LETTING ONLY or FULL MANAGEMENT basis as follows:


LETTING ONLY

  • Advising on rental values, general guidance in respect of furnishings, equipment etc.
  • Advertising availability of the property and conducting applicants over the premises.
  • Interviewing prospective tenants and taking up references.
  • Drawing up a Housing Act Assured Shorthold Tenancy Agreement.
  • Advice on legal aspects, contracts and possession at the end of the tenancy.


FULL MANAGEMENT

Our Full Management Service includes all those items listed under Letting Only plus:-

  • Collecting the rent, preparing monthly statements and accounting to the landlord.
  • Forwarding income as required including fast electronic credits to your Bank (no cheque clearance delays!)
  • Supervision, management and maintenance of the property and dealing with any problems the tenants may have.
  • Dealing with small or emergency maintenance issues and consultation with the Landlord on major problems.
  • Carry out regular inspections and report to the Landlord if necessary.
  • Liaising with insurers, accountants, tax specialists etc. if required.
  • Specialist Insurance for Landlords, Building and / or Contents arranged at very competitive rates.

TAXATION

In most cases the Inland Revenue will count any rental profit as unearned income and you will be liable for tax whether you reside in the UK or overseas.

Whether you are here or abroad we recommend that professional advice is sought when dealing with taxation. There are a number of items that may be allowed as deductions, for example insurance, repairs, Agent’s fees and depreciation of furniture and fittings. On request we can supply details of income and expenditure for the year to assist with the completion of tax returns.

FURNITURE

All soft furnishings must comply with the 1988 Fire & Furnishings Safety Regulations. We will advise Clients of the requirements of these regulations following our initial inspection.
